Who we help in Kitchener-Waterloo
We help households in Kitchener and Waterloo buy a first home, move up, renew or refinance. We compare banks, credit unions and monoline lenders (lenders that only do mortgages and work through brokers) first.
If your pay includes bonuses or stock, lenders usually count that part only once there is a history of it. Alternative lenders are the next step when a bank's rules don't fit, at a higher cost. Private money is a short bridge only, and we explain its cost first.
Questions from Kitchener-Waterloo borrowers
Do lenders count my bonus or stock compensation?
Usually only with a track record, typically shown on past tax returns and pay statements, and lenders differ on how they average it. Base salary is counted from your employment letter and recent pay stubs.
Do I pay Toronto's land transfer tax in Kitchener or Waterloo?
No. Both cities are outside the City of Toronto, so only Ontario's land transfer tax applies.
Illustrative, not a quote: on the September 2026 median sale in Waterloo Region of $675,000, Ontario's tax is $9,975, or $5,975 if you qualify for the full $4,000 first-time buyer refund (Cornerstone Association of REALTORS median and ontario.ca brackets, checked October 2026).
This is our arithmetic. 0.5% of the first $55,000 is $275, and 1% of the next $195,000 is $1,950. Then 1.5% of the next $150,000 is $2,250, and 2% of the last $275,000 is $5,500.
Your lawyer works out the exact amount at closing.
Is there down-payment help in Kitchener or Waterloo?
Yes, through a waiting list. The Region of Waterloo's Affordable Home Ownership program places eligible applicants on a waiting list and contacts them as funds become available (Region of Waterloo, checked October 2026).
It lends 5% of the first $500,000 of the price, plus 10% of any amount above that, as an interest-free loan forgiven after 20 years. Its limits are a price of $620,000 or less and household income of $129,200 or less.
You must be 18 or older, rent now, have lived in the Region for at least 12 months, own no home and qualify for a mortgage. If you sell within 20 years, you repay the loan plus 5% of any gain.
The federal and Ontario first-time buyer measures still apply: the FHSA, the RRSP Home Buyers' Plan and the land transfer tax refund.
Can I buy a student rental near the universities in Waterloo?
Yes, with a conventional mortgage. A home you will not live in cannot carry mortgage default insurance. Lenders ask for a larger down payment and look at the rent and your other income, subject to lender approval.
Can I work with you if I live in Kitchener or Waterloo?
Yes. We work with borrowers across Ontario by phone and online; our office is in Richmond Hill.
