What's different about borrowing in Cambridge
- Cambridge is outside the City of Toronto, so a purchase pays Ontario's land transfer tax only. Our land transfer tax calculator shows the amount.
- Cambridge's 2026 residential property tax rate is 1.51218% of the home's assessed value, counting the City, Region of Waterloo and education parts (City of Cambridge, Taxes page, 2026 tax rates, checked October 2026). MPAC sets the assessed value, and it is not the price you pay, so ask for the seller's current tax bill. Lenders count property tax in the housing costs they qualify you on (CMHC debt-service rules, checked October 2026).
- A two-bedroom apartment in the Kitchener-Cambridge-Waterloo census metropolitan area (CMA), which includes Cambridge, rented for $1,832 a month on average in October 2025, up from $1,766 a year earlier (CMHC, checked October 2026). Vacancy was 4.1%. If you rent now, set that rent against a mortgage payment plus property tax, heat and upkeep.
- In the 2021 Census, 68.9% of households in the City of Cambridge owned their home, and the median household income in 2020 was $93,000 (Statistics Canada, checked October 2026).

Who we help in Cambridge
We help Cambridge households buy a first home, move up, renew or refinance. We compare banks, credit unions and monoline lenders (lenders that only do mortgages and work through brokers) first.
If you are moving up, we compare porting your mortgage with breaking it and starting again. Alternative lenders are the next step when a bank's rules don't fit, at a higher cost. Private money is a short bridge only, and we explain its cost first.
Questions from Cambridge borrowers
Do I pay Toronto's land transfer tax in Cambridge?
No. Cambridge is outside the City of Toronto, so only Ontario's land transfer tax applies.
Can I get pre-approved before I start looking in Cambridge?
Yes. A pre-approval gives you a price range and usually holds a rate for a set period. It is subject to lender approval of the home you choose and your final documents, and it is not a commitment to lend.
Is there down-payment help in Cambridge?
Yes, through a waiting list. The Region of Waterloo's Affordable Home Ownership program covers homes in Cambridge; it places eligible applicants on a waiting list and contacts them as funds become available (Region of Waterloo, checked October 2026).
It lends 5% of the first $500,000 of the price, plus 10% of any amount above that, as an interest-free loan forgiven after 20 years. Its limits are a price of $620,000 or less and household income of $129,200 or less.
The federal and Ontario first-time buyer measures still apply: the FHSA, the RRSP Home Buyers' Plan and the land transfer tax refund.
Can I work with you if I live in Cambridge?
Yes. We work with borrowers across Ontario by phone and online; our office is in Richmond Hill.
