Questions about the land transfer tax tool
Who qualifies as a first-time home buyer?
Broadly, you are at least 18, a Canadian citizen or permanent resident, and will live in the home within nine months. Neither you nor your spouse has owned a home or an interest in one anywhere in the world. Your lawyer confirms eligibility at closing.
When do I pay land transfer tax?
On closing day. Your real-estate lawyer collects it from you with the other closing funds and pays it when the transfer is registered. It cannot be added to the mortgage.
Do I pay Toronto's tax if I buy in Mississauga or Vaughan?
No. Only properties in the City of Toronto pay the municipal land transfer tax; elsewhere in Ontario you pay the provincial tax only.
