What documents will a lender ask for?
This page lists the documents lenders usually ask for at each stage of a mortgage in Ontario, so nothing holds up your application. Every lender sets its own document list, and we tell you exactly which documents your lender needs.

In Ontario, most lenders want photo ID, proof of income (pay stub and employment letter, or two years of tax returns if self-employed), proof of your down payment and where it came from, and details of your debts. For a purchase, lenders also want the agreement of purchase and sale. Share documents through a secure application, never by e-mail.
What lenders usually ask for at each stage
Pre-approval
For a pre-approval, a lender asks for enough documents to check your income, debts, credit and down payment.
- Government-issued photo ID
- Salaried: a recent pay stub and an employment letter
- Self-employed: two years of T1 Generals and Notices of Assessment
- Proof of down payment (recent account statements) and where it came from
- A list of your monthly debts: car loans, lines of credit, support payments
- Consent for a credit check
Purchase
For a purchase, the lender wants your pre-approval documents, updated, plus documents for the home you are buying and the closing.
- The signed agreement of purchase and sale (and any amendments)
- The MLS listing or property details
- For a condo: the status certificate, once your lawyer has it
- Updated proof of down payment and closing costs
- A signed gift letter, if family is helping with the down payment
- Your real-estate lawyer's name and contact details
Refinance
For a refinance, the lender re-qualifies you for the new mortgage and values your home.
- Latest mortgage statement
- Property tax bill
- Income documents (as for a pre-approval)
- Statements for any debts you'll pay off
- Home insurance details
- A payout statement from your current lender, if you're breaking the term
Renewal & switch
Renewing with your current lender needs few documents. Switching to a new lender needs a few more, because the new lender verifies your income.
- Your renewal statement (or latest mortgage statement)
- Property tax bill
- Recent income documents — a new lender will verify income
- Home insurance details
- Photo ID
These are typical document requirements, not a full list; each lender and insurer sets its own requirements. Please don't e-mail documents — we'll explain how to share them securely.
Get a renewal reminder
A good time to start comparing renewal offers is about four months before your renewal date. If you tell us the month your mortgage renews, we'll e-mail you a reminder about four months before your renewal, and nothing else.
