How this tool works
- Land transfer tax: Ontario rates, plus Toronto's municipal tax inside the City of Toronto; first-time buyer refunds of up to $4,000 (Ontario) and $4,475 (Toronto).
- Ontario charges 8% retail sales tax on a default-insurance premium, paid at closing (the premium itself is usually added to the mortgage).
- Legal fees, title insurance, inspection and adjustments vary, so enter the quotes you have. We don't guess them.
Rules checked 2026-10-23. Estimates only, not an offer or advice; a licensed broker confirms the numbers and every mortgage is subject to lender approval. Everything is calculated in your browser. The amounts you type are never sent to us.
Questions about the closing costs tool
How much should I budget for closing costs?
Add up land transfer tax, legal fees and title insurance, an inspection, sales tax on any insurance premium and adjustments. Your lawyer can quote the legal side before you make an offer.
Can closing costs go on the mortgage?
Generally no. Land transfer tax, legal fees and the sales tax on the premium are paid in cash at closing.
What are adjustments?
Your share of costs the seller prepaid, like property tax or condo fees for the rest of the period. Your lawyer works them out on the statement of adjustments.
