Private mortgage
Private mortgages in Ontario, as a short bridge
Most of our Ontario clients never need a private mortgage. When neither a bank nor an alternative lender can help yet, a private mortgage can bridge a gap at a higher cost, for a short time, with a clear exit.
A private mortgage is a short-term loan from a private lender, usually based on the equity in your home rather than your income or credit. A private mortgage costs more than a bank or alternative-lender mortgage, in interest and fees disclosed in writing before you commit. A private mortgage should therefore come with a clear exit, such as a refinance back to a bank lender or a sale. For private financing, Stonefield Mortgage refers you to Stonefield Capital, our private-lending brand.
Where you are with a private mortgage
A private mortgage is a short bridge with a start and an end. Find the point that matches yours.
Banks and alternative lenders can't approve you yet
We check banks, credit unions, monoline and alternative lenders first, because each one costs less than a private mortgage. A private bridge comes up only when none of those lenders can help yet.
You need a short bridge for a timing gap or while your credit catches up
A short private bridge can cover a purchase closing before your sale, or a deadline a bank can't meet. A bridge can also carry you while recent credit repair, or new self-employment income, builds a history banks can count.
You're planning the way back to a bank lender
A private mortgage should end with a refinance back to a bank or alternative lender, or with a sale. Without a realistic way back, a private mortgage can make things harder, and we will say so before you commit.

Questions about private mortgages
How much does a private mortgage cost?
More than a bank or alternative-lender mortgage: a higher interest rate plus lender and broker fees. Every cost is set out in writing before you commit.
