Compare the mortgage offers you've received
A lower rate isn't always the cheaper mortgage. Enter the offers you have for your Ontario home — rate, term, amortization and fees — and see the total cost over each term.
Enter the offers you received — rates from your quotes. Also compare what the numbers don't show: prepayment privileges, the penalty formula and portability.

How this tool works
- All offers are compared on the same mortgage amount; variable rates are held constant.
- Cost over the term = interest paid during the term + fees. Balance at the end shows what you'll refinance or renew.
- Posted vs discounted rates: banks publish a posted rate, and most borrowers are offered less. The posted rate still matters, because many lenders use it to calculate fixed-rate penalties.
- Things the numbers don't show: prepayment privileges, the penalty formula, portability, and whether the mortgage is registered as a standard or collateral charge.
Rules checked 2026-10-23. Estimates only, not an offer or advice; a licensed broker confirms the numbers and every mortgage is subject to lender approval. Everything is calculated in your browser. The amounts you type are never sent to us.

Questions about the compare your offers tool
What's the difference between a posted rate and the rate I'm offered?
The posted rate is the lender's published rate; the offered rate is usually a discount from it. Ask which rate the lender will use if you break the mortgage early.
Should I pick the shortest break-even?
Only if you're sure you'll keep the mortgage that long. If you might sell or refinance early, the penalty formula can matter more than a small rate difference.
Can a broker get me other offers?
Yes. We compare banks, credit unions and monoline lenders, subject to lender approval.
