How much HELOC room do you have?
A home equity line of credit lets you borrow, repay and borrow again. In Canada, two limits decide how much: 65% of your home's value for the revolving part, and 80% for everything together.

How this tool works
- OSFI Guideline B-20: the revolving, non-amortizing part of a HELOC can be up to 65% of the home's value; the HELOC plus the amortizing mortgage can be up to 80%.
- Any lending above 65% must be amortizing (paid down over time), not revolving.
- You must qualify for the payment at the stress-test rate. Lenders decide the final limit.

Questions about the HELOC room tool
What does a HELOC cost?
You pay interest only on what you draw, usually at a variable rate tied to prime. Many HELOCs allow interest-only payments, which keeps the balance from going down unless you pay more.
Can a lender reduce my HELOC limit?
Yes. A HELOC is a demand loan, and the lender can review the limit. Don't rely on unused room for money you'll definitely need.
What's a readvanceable mortgage?
A mortgage and a HELOC under one registration: as you pay the mortgage down, the HELOC limit can rise by the same amount, within the 65% and 80% limits.
