What will carrying two homes cost?

How this tool works
- Monthly payments and carrying costs are prorated by day (365 ÷ 12 days a month).
- The total counts both homes. The extra cost of the overlap counts the current home's costs and the bridge charges only, because the new home's own costs are paid anyway once you live there.
- Bridge interest is simple interest on the bridge amount for the days entered, at the rate the lender quotes; fees are added once. Bridge financing is commonly short and generally needs a firm sale; terms vary by lender (general practice).
- Estimates only, not an offer or advice; every mortgage is subject to lender approval.

Questions about the bridge gap tool
What is bridge financing?
A short loan that covers your down payment on the new home until the sale of the current one closes. See buying before you sell.
What if my sale isn't firm yet?
Then bridge financing is generally harder to arrange, and the options change. Talk it through before you commit to the purchase.
Can I avoid the overlap altogether?
Sometimes, by matching the closing dates. Your real-estate lawyer and agent can tell you what the agreements allow.
