What's different about borrowing in Barrie

  • Barrie is outside the City of Toronto, so a purchase pays Ontario's land transfer tax only. Our land transfer tax calculator shows the amount.
  • Barrie's 2026 residential property tax rate is 1.467503% of the home's assessed value: 1.314503% for the City and 0.153000% for education (By-law 2026-044, checked October 2026). MPAC sets the assessed value, and it is not the price you pay, so ask for the seller's current tax bill. Lenders count property tax in the housing costs they qualify you on (CMHC debt-service rules, checked October 2026).
  • A two-bedroom apartment in the Barrie area rented for $1,755 a month on average in October 2025, up from $1,706 a year earlier, and 4.3% of units were vacant (CMHC, Barrie CMA, checked October 2026). If you rent now, set that rent against a mortgage payment plus property tax, heat and upkeep.
  • The GO Barrie line stops at Allandale Waterfront and Barrie South. Weekday morning trains from Allandale Waterfront are scheduled to reach Union Station in 1 hour 46 minutes, and trains from Barrie South in 1 hour 38 minutes (GO schedule effective 5 and 8 September 2026, checked October 2026). If you will commute, put the fare in your budget next to the mortgage payment.

Who we help in Barrie

Barrie borrowers often come to us when moving north from the GTA, as first-time buyers, or at renewal. We compare banks, credit unions and monoline lenders (lenders that only do mortgages and work through brokers) first, and plan the sale and purchase so the closings line up.

A bank bridge loan can cover the days between the two closings once your sale is firm, subject to lender approval. Alternative lenders are the next step when a bank's rules don't fit, at a higher cost. If the sale isn't firm, a private loan can be a short bridge. We explain its cost first.

Questions from Barrie borrowers

I'm selling in the GTA and buying in Barrie. How do I handle the timing?

A bridge loan, if your sale is firm. Many banks offer one to cover the days or weeks between the two closings, subject to lender approval. If it is not firm, we talk through the risk before you commit to the purchase.

Do I pay Toronto's land transfer tax in Barrie?

No. Barrie is outside the City of Toronto, so only Ontario's land transfer tax applies.

Illustrative, not a quote: on the September 2026 median Barrie sale of $637,500, Ontario's tax is $9,225, or $5,225 if you qualify for the full $4,000 first-time buyer refund (TRREB median and ontario.ca brackets, checked October 2026).

This is our arithmetic. 0.5% of the first $55,000 is $275, and 1% of the next $195,000 is $1,950. Then 1.5% of the next $150,000 is $2,250, and 2% of the last $237,500 is $4,750.

Your lawyer works out the exact amount at closing.

Is there down-payment help in Barrie?

Not for new applicants right now. The County of Simcoe's Affordable Homeownership Program, open to Barrie residents, lends up to 10% of the price as a loan forgiven after 20 years. It has a waiting list and is not taking further applications (County of Simcoe, checked October 2026).

Its limits, from the 2025–2026 brochure: the home costs $799,000 or less, household income is $129,200 or less, and personal assets are $50,000 or less. You must rent now and not own a home, and you apply with a mortgage pre-approval. If you sell within 20 years, you repay the loan plus a share of any gain.

The federal and Ontario first-time buyer measures still apply: the FHSA, the RRSP Home Buyers' Plan and the land transfer tax refund.

Can I work with you if I live in Barrie?
